Please note that the metal roof of the cabin can sometimes interfere with cell phone reception. For best results, stay near a window or step outside from under the roof.
We also use several WiFi devices inside the cabin to remotely control lights and AC/Heat. Wifi plugs are located on the West wall of the bedroom, on the North wall under the TV and the East wall under the side table. These devices are for On/Off power only and do not record sound, monitor noise levels or capture video. Should you have any concerns about them, feel free to unplug them.
The cabin HVAC system is comprised of two units--one in the Living Room and one in the Bedroom. Each unit has its own temperature setting and remote control. The units are controlled exclusively by the remotes. There are no controls located on the units themselves. The remotes for the HVAC units are located on the inside wall next to the front door and bedroom door. Please leave the units on at all times to ensure air in the cabin is filtered and circulated.
Please note that the two units share a single compressor, so it is not possible to have one unit heating while the other is cooling. Therefore, BOTH units must be set to either "Cool" or "Heat" mode. The LCD screen will tell you which mode you are in. You can toggle the units between Cool/Heat using the Mode button. If the two unit Modes are in conflict, they will not work properly. For this same reason, please do not use the "Auto" mode.
To change the temperature, push the up or down arrows until the desired temperature is seen in the LCD display. Approximately 2 seconds after you stop on a temperature, the HVAC unit will match the temperature on the remote.
If the blue temperature lights on the wall units is too bright, press the "LED" button on the remote to toggle it on/off.

There are two televisions in the cabin. One in the Living Room and one in the Bedroom. Both are equipped with a WiFi-connected Roku, which allows you to use "Guest Mode." Guest Mode prompts you to enter your dates of stay, then logs you out of any streaming services you've logged into after the date/time you specify. We highly recommend using the Roku Guest Mode for any streaming service you intend to use. To watch TV, we recommend using the Roku remote and the Roku app for all viewing.
Please note that we do not have cable service or antenna reception on the property.
You've got lots of options for coffee/tea during your stay:

To-go cups and coffee sleeves are located in the cabinet above the coffee station if you need them.

A few requests:
Please do not cut directly or place any hot item onto the countertop. Please use the cutting board and hot pads provided.
Please use the sink strainers and put food particles from the strainer into the trash.
Please wipe down the countertops before bed each night to make sure no food particles or liquids are left on the countertops.
If something is broken or not working as it should, please let us know so we can replace it for you.
If there is something you need that we don't have, just ask us. We've got lots of kitchen supplies in the main house.
Please do your best to leave the kitchen as it was when you arrived and thanks for helping us keep the kithen in good working order!
A refrigerator, stove, oven and microwave are provided for your use. Feel free to use them as needed.
Please be sure to turn off the range burners and oven when not in use.
Please do not leave cooking food unattended.
Please do not put any metal or materials not listed as "microwave safe" in the microwave.
Please remove all food/drinks from the refrigerator upon checkout.
There is a small electric heater on the bottom shelf of the cabinet if the bathroom gets too chilly.
There is a small electric fan on the bottom shelf of the cabinet if the bathroom gets too warm.
Feel free to use the complimentary soaps, shampoos and toiletries found in the bathroom. Please only use what you need.
An emergency first aid kit is located on the top shelf of the cabinet in the bathroom.
Please try your best to keep the water inside the shower/tub when in use.
The cabin is on a septic system--please do not flush any paper products except toilet paper. If a plumber must be called for a clogged toilet, you will be responsible for 100% of the costs.
Please do not use the in-wall heater.
The air mattress and all the associated pillows, sheets, comforter, etc. are located in a green tub in the closet. The best location for the air mattress is the living room, which will require you to rearrange some of the furniture to make the mattress fit.
To use the fold-away table, grasp the edge of the table closest to the floor and lift towards you and up in a single motion until the hinge locks into place. To lower the table, press up on the two hinge releases under the table near the outer edge and lower it slowly back down and towards the wall.
Important notes about this table:
The table is heavy. Use caution when lifting /lowering. If you need assistance raising/lowering the table, contact Dave.
There is not a soft-close mechanism on the hinges. Be sure to maintain control of the table at all times as you raise/lower it.
The hinges are designed to hold up to 150lbs. Do not place heavy objects on the table or sit on the table.
There is a power strip (and lamp) behind the TV console to the right of the desk should you need power for your devices.
There are two folding chairs next to the front door for use with the table.
Living Room
The remote for the living room light and fan is located on the inside wall next to the front door. The controls are self-explanatory--center button for the light on/off; Low/Med/Hi for fan speed. The Off button turns the fan off. In order for the fan and/or light to work, the far left switch on the switch box next to the remote must be in the On position.
NOTE: There is a plastic cover over one of the light switches by the front door. This is for the porch light as well as the lights to the fire pit. If you need/want to turn both set of lights off, there is a slit in the plastic covered that allows access to the switch. A pencil or toothpick works great. Please turn it back on when you're finished.
Bedroom
The light and fan in the bedroom are controlled with separate switches on the wall. The bedroom light/fan does not have a remote. The light is controlled by the pull chain with the lightbulb on it. The fan has three speeds and is controlled by the pull chain with the fan on it.
We have provided a safe to store your valuables if desired. Your passcode is the same 4-digit code used to open the gate and front door. Don't forget to take your things with you!

In the country, we see more than our fair share of bugs, ants, spiders, etc. We exterminate the cabin both inside and out every 90 days to make sure your stay is critter-free; however, we cannot guarantee you won't come across one of our crawly friends during your stay. If you do and are not comfortable dispatching it/them yourself, please contact Dave to take care of it for you.
Also note that our neighbor across the street raises/breeds a number of birds on his property. Most of these birds roam free and occasionally visit our property. In general, this is a good thing, as they eat bugs and are a lot of fun to watch; however, the guinea hens in particular can be very noisy when they sense danger (e.g., dogs, people, etc). If they do this early in the morning and you're hoping to sleep in, we've provided complimentary earplugs in the top drawer of the nightstand.
There are two foldable chairs next to the front door that can be used for extra seating in the living room or chairs at the foldable Table/Desk. There are also two outdoor folding chairs under the countertop behind the curtains if you need extra for the porch or to go sit in the pasture.
If you run out of any provided supplies, or need additional/replacement towels, pillows, bedsheets, blankets, etc, please contact Dave at (832) 390-1570.
We do not charge a cleaning fee because we clean the cabin ourselves (also, because we hate to pay cleaning fees, too!); however, this service only includes turning the cabin over for the next guest. We expect you to leave the cabin in the same condition as you found it. If you leave dirty dishes in the sink for us to wash, or a mess in the fridge/stove/oven for us to clean, you will be charged an extra cleaning cleaning fee of $75.
Upon checkout, there are a few things we ask of you:
Please wash, dry and put up any dishes, pots, pans, etc. that you've used during your stay.
Please empty the fridge of all items.
Please leave all wet/used towels in the bathtub.
If you've used the fire pit, please return all fire accessories to the plastic bin on the porch.
If you've used the Weber grill, please be sure to clean all the utensils and return it to its original spot.
If you've used any toys or games, please return them to their original spot.
If you've used any extra power cords or cables, please return them to the basket on top of the refrigerator.
Things you do NOT need to do:
No need to take out the trash. It's actually easier for me to do this after I've completed all the cleaning.
No need to make the bed. The comforters, linens and pillow cases are washed after every stay, so no need to be tidy!
Please do not turn off the AC/Heat. It's important to keep these running to circulate/clean the air in the cabin.

If you've used the safe, please make sure you've removed all your items.
Be sure you've left the remote control for the gate in the snack basket.
Check the sheets and under the bed for stray socks and clothing items.
